Construction Of Garden Outbuilding Near Stamford Hill

Ponari Builders recently completed a project near Stamford Hill in North London. The project involved building a new timber framed building in the back garden of our customer.

The initial stage of the project involved preparing the site for the ground work to go up. The building was going to be erected at the back of the garden. We cut back trees and shrubs to clear the space. We then began to dig up the ground and level it for the base of the building. The building was to be sorrounded by a drainage channel and an upstand of concrete all around to hold back earth and serve as drainage.

Once the site was ready we built a wire mesh using 10mm steel. for the base of the building and the channel.

The next stage of the build process was to build the timber frame for the walls and floor. We used 45x70mm treated timber studwork at 400mm distance. After the studwork was finished the next stage of the process was to fit the roof joists in place. For the roof we used 34x220mm joists. To create the necessary gradient on the flat roof we added tapered 2 inch timbers on top of the roof joists.

The exterior of the walls was lined with treated timber cladding. We used 60mm insulation boards for the walls and floors. The roof was fitted with 120mm Kingspan insulation allowing for a small air gap. The walls and ceiling were lined with 12.5mm foil backed plasterboards. We used 18mm WBP plywood for lining the floor.

We installed uPVC door and window with double glazed glass.

The top of the roof of the outbuilding was first lined with 18mm WBP plywood and then a 3 layer torch-on felt was applied to the roof. This involved 2 layers of undelay and 1 layer of green cap sheet.

The walls and ceiling of the inside of the building were plaster skimmed and then painted.

The floor was lined with vinyl.

The drainage system invlived the drainage channel around the building which collected the water and discharged it into an underground soakaway. The solution we used as polypipe polystorm soakaway crates wrapped in geotextile membrane. We dug the soakaway hole at a distance from the building, inserted the soakaway crates in the ground and connected the perforated drainage pipe to them. This solution will be more than capable of dealing with any rainwater that may collect during storms or extended periods of rain in the winter. The crates are also long lasting and do not require further maintenance. The bottom of the hole and and the sides around the crates were filled with pebbles to further aid the efficeincy of the soakaway.

The final stage of the project was to level out the ground in the garden to lay new turf.

The entire project lasted 4 weeks.
